The combined group of properties features the 5,065.8ha Blackwattle mixed farming acreage and seven vineyards and two wineries - Hay Shed Hill Winery and West Cape Howe.

The offering is being marketed by Ray White Rural WA’s Steve Vaughan with a $130 million to $150 million price guide and is being sold together through an expressions of interest campaign ending March 28, 2024.

Owned by a group of longstanding families within the industry, seller and spokesperson Rob Quenby said they saw an opportunity to enter the growing viticulture industry in Western Australia some 30 years ago.

“In terms of the West Australian wine industry, we have geographical climatic diversity in Margaret River, Frankland River and Mount Barker, and we’ve got one facility where we make wine which is large enough to be efficient and commercial,” Mr Quenby said.

“We have a presence in Margaret River which is world renowned, and probably produce about seven to eight per cent of Western Australia’s grapes so we have a significant foothold in the premium West Australian grape growing region.”

Selling agent Steve Vaughan said the properties are a unique opportunity to acquire a multi-faceted agricultural and wine production enterprise, including two Halliday Five Red Star rated wineries in Margaret River and the Great Southern wine regions with proven wine sales records.

Mr Vaughan said he is expecting a broad range of potential buyers from both Australia and overseas.

“Initially we are hoping to achieve selling the portfolio as one so we are expecting interest from both overseas and Australian corporate investors. However, we are also open to splitting the wine assets, and that will appeal to particular people in the wine industry across Australia including retail,” Mr Vaughan said.

“The Blackwattle farm is going to probably appeal more to the agricultural sector and again the agricultural corporate sector, but also individual large farming operators.

“It’s a very diverse portfolio of property and I can’t recall something with this range offered to the market before and in particular, two well known labels that are supported by seven very good, high profile vineyards across three different wine regions - Margaret River, Mount Barker and Frankland River.

“Off to the side, you’ve got the largest asset among the group which is Blackwattle farm and it would be the largest in size and price.

“We’ll certainly consider all options and encourage buyers to put offers on the table for sections of the property as sometimes the sum of the parts can be greater than the whole. We will look at whatever comes in.”

The extensive plantings across both regions comprising over 580ha of vineyard consistently producing over 4,000 tonnes of winegrapes annually including Western Australia’s largest stand-alone vineyard. Producing approximately seven per cent of Western Australia’s wine grapes. With an outstanding mixed farming 5,066ha property in the 600mL rainfall area of Frankland River.

  • West Cape Howe property, 5,000t wine making facility, premium wine brands and attached vineyard in Mount Barker. Includes all brands and stock.

  • Blackwattle farm mixed sheep and grain production on over 5,000ha of excellent land with potential for viticultural development if desired.

  • Seven vineyards including the largest stand alone vineyard in Western Australia super premium vineyards, three in Margaret River, one in Frankland River and three in Mount Barker.
