The Ray White Group, the largest property group in Australia, held just shy of 400 auctions today with a preliminary clearance rate of 71 per cent nationally.

Average registered bidders reached 4.0 and 3.0 active bidders were recorded.

As the fiscal year draws near to a close, the Ray White Group can report a 20.7 per cent spike in auctions booked over 2023-24.

The group booked 30,369 auctions across Australia in the financial year to date, with a 74 per cent all sold clearance rate, reflecting strong selling conditions.

The highest auction sale today was recorded in Melbourne when 9 Tallis Close Camberwell sold for $3.1 million, marketed by Emma Yu and Kenneth Hong of Ray White Burwood.

The auction with the highest number of registered bidders across the country was in Sydney, with 19 registered bidders at 39 Gascoigne Rd, Birrong which Craig Stephenson of Ray White Bankstown sold for $1,393,000.

Ray White New South Wales state auctioneer Perry Edmondson-Clark said it was another rainy Saturday in Sydney with high winter volumes continuing with 128 scheduled auctions for the group today.

“Buyer levels remain strong with good registrations across all segments of the market. Strong bidder numbers are continuing to create great competition at auction producing offers above the feedback received prior,” he said. “It remains a great time to come to the market and capitalise on the strong trading conditions.”

Mr Crawley said there were eight bidders who registered and six active bidders at the auction which attracted a large crowd of more than 60 people.

The guide was $1.950 million and the property sold for $2.015 million.

“There was a mix of downsizers and upgraders who were keen. In the end it was a couple who were moving from a house into this new build. My seller is happy, he’s a local developer.”

23/7 Greenknowe Ave, Elizabeth Bay

This was probably the most affordable and smallest property to sell in Sydney today.

This original 33 sqm studio inside a prime art deco building in Elizabeth Bay was extremely popular with investors.

Ms Cross said the deceased estate was actually used as a storage room for the last 20 years.

“The owner had owned it for more than 50 years and her three Brisbane-based beneficiaries, all in their mid-80s had to learn how to use Zoom to watch the live auction call with auctioneer Paul Menck,” she said.

“We had to remove two trucks worth of storage boxes to empty it out.

“It was so full we couldn’t even open the door.”

Ms Cross’ two active bidders were very similar demographics, both families looking for a city bolt hole for their teenage children to eventually use while at university.

“It’s a great location in the heart of Elizabeth Bay. The winning buyer lives in Dubbo, and they will use it as a city pad.”

Mr Levy pulled this auction forward by a week due to such strong interest. “We had 40 groups through on the first weekend in the pouring rain, and all up we had more than 100 groups through as it’s a nice family home,” he said. Mr Levy’s sellers (pictured above) had lived in the home for 14 years and were now downsizing to a unit.

Ray White Victoria chief auctioneer Jeremy Tyrell said the welcome announcement from the Reserve Bank this week to keep interest rates on hold provided buyers with added confidence as they set out on their quest for home ownership.

“A slight downturn in new listing numbers and auction volume saw an increase in competition at auction this week, with the preliminary clearance rate already peaking at 85.4 per cent, an increase of 10.2 per cent year on year and a big jump on last week's overall clearance rate of 71.2 per cent.

“Auction numbers may start to decline (only marginally) into the winter months as this week's total of 198 scheduled auctions is the first time we've seen this volume of auctions shift below 200 in the past 12 weeks.

“That said, buyers are active and competition to secure the great Australian dream remains strong.”

Mr Eaves said his seller was absolutely ecstatic with the price. “The new buyers (pictured above) are going to knock the house over and build their dream family home,” he said.

He said the campaign was quiet with low inspection numbers given the original state of the home. “I had two bidders who just appeared today and so in the end all three bidders had a crack. My seller is over the moon right now.”

Mr Liu said this unit was so popular with buyers as it was large and in a very good school catchment. “It was well maintained and quite unique as it is so big. All the bidders were local families with kids at school in the area.” There was a huge crowd of more than 120 people who watched the deceased estate sell under the hammer.

“This auction was a cracker!,” said Greg Brydon. “We must have had 60 people in the front yard, there was bids flying on this beautiful day in Melbourne,” he said. His sellers are upsizing to Parkdale, while the winning bidders were first home buyers. “There was lots of activity on this campaign and we even had an investor from Queensland fly down for the auction.”

Ray White Queensland chief auctioneer Gavin Croft said vendors expectations were starting to rise off the back of buoyancy in the Brisbane market.

“In the auction space we are regularly seeing five to six registered bidders, and there is a lot of underlying energy in the market, and so vendor expectations are rising. Today that scenario played out for me at auctions across Brisbane.

“The sub $1 million market continues to rampage. At the moment, townhouses and units are very much in vogue as affordability is a key driver in that price bracket.”

Agent Simon Au said the winning bidder didn’t even know they won the keys to this family home in Algester yet as they were flying back from Taiwan today.

“A local family won the auction but they are actually still on the plane back from Taiwan and his brother was bidding on their behalf. It’s a great story. There was a lot of competition for this four bedroom home. It’s a record price for a house on a small block of 456 sqm,” Mr Au said.

There was a large crowd of more than 40 people who came to see the house sell.

The auctioneer called the house on the market at $950,000 and it sold for $1,052,000.

“My sellers are so happy, they want to sell it again! That’s a record price for that size block. There were a lot of investors plus local families bidding. As you can see we have 10 times more buyers and sellers right now. It’s a great time to be selling.”

Mr Irving ran a very busy two weeks campaign with the auction on the third Saturday.

He had a lot of interest from local families.

His sellers are now going to pack up their kids and belongings and go travelling.

“My sellers have three young kids under 12 and they are heading to Europe for two months to visit family and then they are going to caravan around Australia indefinitely on their return.”

Mr Irving said there was a big crowd who watched the auction on a clear and crisp cool morning in Adelaide.

It’s a bit emotional as it was his childhood home and he has rented it out as an investment for the last few years, so it was an emotional sale but it now enables them to buy a house on acreage.” The new buyers plan to do a knock down rebuild to build their dream home. “St Marys is going through a rejuvenation and we are seeing prices rise with all the new infrastructure.”

More than 50 people came out to watch the on-site auction of this four bedroom South Perth home.

Mr Shaw said it was a busy campaign with some 47 groups through to inspect the home.

“My sellers are stoked. They just had their third baby during the week and will soon be heading over east to be near family. They completed a big renovation and got their house to auction. We had 60 groups over the last two weekends and our auctioneer Patrick did a great job. It was a big turn out, a massive crowd and the coffee van was popular."
