Despite the traditional mid-winter lull in auction volume, Ray White’s preliminary data shows 70.2 per cent of its 362 properties that were auctioned today sold under the hammer nationally.

The top sale under the hammer was in Brisbane where this stunning ground floor unit on the Brisbane River at 5/27 Vernon Terrace, Teneriffe sold to a local buyer for $3.9 million. Ray White Collective agent Nick Mogridge was marketing the luxury riverfront home in the prized suburb.

Over in the West, a staggering 27 registered bidders turned up with the intention of buying 1/53 Comer Street, Como. Ray White South Perth agent Jack Shaw said he had to raid a nearby office of a few bidder paddles as so many people came out to buy the home. The Como home, close to the beach, sold for $1,268,000 to farmers from regional WA.

Ray White South Australia auctioneer Sam Grover said a lot of bidders were choosing to bid aggressively, and many were bidding sight unseen too.

“Bidder numbers remained quite strong across the state today. Agents and vendors have noted quite a number of auction bidders that have arrived and not even seen the property at all. They arrive and bid sight unseen, and bid aggressively. One auction in particular today was 15 Hank St Lockleys which had 14 registered bidders and a number of those hadn't even seen the property beforehand,” Mr Grover said.

“That property sold about $300,000 above the reserve price.

“We are also seeing strong bidding in the range of the $600,000 to $900,000 price bracket. It's not just the large landholdings, or more affordable homes, but activity is stretching far and wide.

“The rain has held off for us too so we're expecting another pretty strong showing as far as clearance rate goes. We're heading for a preliminary auction clearance rate in the low 80 percentage range.”
