Ray White data shows an average of 4.3 registered bidders and 2.7 active bidders per auction, both metrics slightly ahead of the same time last year.

Auctions continue to provide the best results for sellers, with properties sold under the hammer today achieving prices an average of 11.6 per cent higher than the highest offer received prior to auction.

The top result for the day went to Ray White Touma Group principal Charles Touma who sold 123 Reservoir Street Surry Hills, NSW 2010 under the hammer for $3.455 million.

The auction with the highest number of registered bidders was at 20 Brown St, Smithfield, which recorded 20 registered bidders and six active bidders. The property sold under the hammer for $1.295 million, an incredible great result, some 36 per cent over reserve for the vendor and Ray White Wetherill Park listing agent Mario Piredda.

Ray White NSW state auctioneer Perry Edmondson-Clark said the first Saturday after Easter and the market had come back with a similar level of enthusiasm to the March quarter.

Ray White New South Wales had 140 properties scheduled to go under the hammer today, up considerably on this time last year.

“While the registered and active bidding data remained consistent with previous weeks in 2024 there did feel to be a slight amount of hesitation from buyers to extend past their feedback point. Sellers are reminded auction day is the day where every dollar will be extracted from the market and advised against hoping for more post auction.”

Mr Touma said this warehouse conversion was so unique it attracted a lot of interest.

“We had at least 40 people in the crowd, and we were guiding highs $2m and we had interest before the auction was at $3m, so my sellers are delighted to sell for $3.455 million.

“We had a Chinese buyer who was interested, and in the end it was a family from Wollongong who won the keys after they had been looking all over Paddington and Surry Hills. This property is just so unique, and my sellers are delighted with the result.”

It was the council garbos that made this young couple wait a few extra minutes to secure their first home as veteran auctioneer James Keenan couldn’t compete with the trucks doing their run on Angel St early this morning.

Ray White Surry Hills agent Moira Verheijen said this young couple lobbed an opening bid of $1.590 million and then the garbos arrived in the street!

“They were so loud that Keeno had to pause for a few minutes as no-one could hear him and everyone gathered their thoughts and once they passed the next bid came at $1.6 million.”

The young first home buyers eventually secured the charming two bedroom inner city terrace for $1.66 million, with both sets of their parents watching on.

“They were jubilant. They are a really beautiful young couple who have been looking for six months. I have seen them around a lot at opens and auctions. They both had their parents at the auction today too which was lovely.”

The sellers are thrilled with the result, it was their family’s investment property.

Ray White Victoria auctioneer Matthew Condon said that buyers and crowds alike turned up in force for another solid week of auctions for the Ray White Group.

“The first Saturday in April saw a high volume of auctions across the state with 237 scheduled auctions for Ray White VIC. This is a result of a large percentage of vendors choosing to auction the property either side of the Easter long weekend,” he said.

“Preliminary data has revealed a very healthy 3.7 registered bidders per auction with over two thirds of these registered bidders actively competing during the auction to secure their desired property.

“Although the market still remains price sensitive, if a buyer sees value in a property they are actively engaging in auctions. This was evident today when properties were announced on the market there was usually continued momentum and competition past that point.”

In front of a huge crowd, people kept throwing bids at auctioneer Hugh Francis and in the end it was a local investor who won the keys at this former government rental property in Forest Hill.

“The final buyer was looking to fix the property and rent it out as an investment. I had a tonne of interest in this one from a wide range of demographics - a lot of builders, investors and first home buyers,” Mr Francis said.

“The auction opened at $250,000 and jumped in $10,000 increments and it just kept going all the way until it was on the market at $325,000.”

The seller was Homes Victoria, a government body that provides social housing. They stripped the place out after the last renter had been there for 20 years.

And his buyers were local professionals who bought in front of a crowd of 30 people.

“We have a lot of stock coming on and for me it’s 70 per cent investors selling right now and young professionals with good borrowing potential buying.

“Stock levels are increasing and I am talking to more tenants right now than I ever have! We have a lot of distressed sellers too, many landlords are citing the increase in land taxes and the reason for selling. Their financial planners just say it’s not worth holding on as the costs are all rising.”

Mr Boyd said he sold the property for his interstate investor to another investor.

“Everyone is happy with the result. We only had two bidders but they were both active and that is all you need for competition,” he said.

Mr Boyd commented that the sellers were ecstatic about the result.

“Our in room auction events are creating competition for our sellers and providing a transparent manner in which buyers can confidently bid for properties.”

Ray White South Australia Chief Auctioneer John Morris said the market had hit the ground running after the Easter long weekend.

“There’s incredible numbers coming all the way across South Australia. At the moment, everything I have auctioned this week has sold 100 per cent cleared. Our registered bidders for the week sits at 8.4 per auction with 3.7 of those actively participating. Our auction day clearance rate is sitting at 84 per cent. I don't think we have dropped below 70 per cent once this year. So incredible numbers are continuing to abound in the great state of South Australia. We have big auction volume numbers continuing to come through too.”

Agent Dalal Muhieddine said the opening bid was $1.1 million and the bids jumped up in $20,000 increments between two bidders.

“It was an active auction and a busy campaign. We had around 50 people in the crowd today watching the live market action<” she said.

“My sellers are very happy, and thankful. They bought the property only two years ago and were planning to move in but life plans changed and they have stayed in Melbourne with a baby on the way. The buyers live in Eden Hills and they wanted to upgrade. They had been living in the UK for nine years and they really loved the house.”

Ms Muhieddine complimented John Morris, the auctioneer, for his passionate and energetic call. “He literally radiates good energy and he’s the best auctioneer I have ever worked with!”

Mum and newborn bub Charlotte Louise are doing awesome after their home birth went beautifully smooth on Thursday night.
